These are all factors that need to be considered when establishing the market value for your home. Another consideration in the Newport Beach area is – is there a view? Is the property ocean front, bay front or Canal front? Is there a dock?
  2. History of Sales – What has happened to the market in the past several years? What was it like when you purchased the property? You can look at trends and see how much the market has appreciated (or depreciated) over the years.
  3. Review Comparable Sales  – Review the recent sales in your neighborhood and see what has sold. Make sure you are comparing “like” properties with bedrooms, baths, square footage and of course condition of property. Also, be sure to consider active listing, back up and pending sales also.

Look at the condition of other properties, how they present, curb appeal, is it clean and decluttered? These are all factors to keep in mind!
