Selling Your Newport Beach Home | Checklist for Open House and Showings

You have established the Newport Beach home value, and have selected your Realtor. You have moved through the process of getting your home ready to sell, and have addressed deferred maintenance, prepared your home to sell and de-cluttered your home and are ready for your home to be shown.

After your home has gone on the market, it is important to “maintain” that level of cleanliness and organization in preparation for showings, open houses, and broker previews. Keeping the home “show ready” can be challenging when you are living there, but with these suggestions, you can maintain and prepare for upcoming and short notice showings.

1. Make sure clutter has been eliminated prior to listing your home on the market, and maintain that level. Including putting mail away  and keep counters clear of clutter and clean.

2. Add fresh flowers to dining room and /or strategic places to create an inviting appearance.

3. If you have a fireplace, add wood to the fireplace or strategically placed candles to create warmth.

4. Develop a routine. Wash dishes immediately after using them to get in the habit of keeping the kitchen clean and organized.

5. Remove valuables and any prescription medication. Valuables should be locked away.

6. Make sure that garage and garage cabinets are organized and clean. Buyers do want to know about how much storage there is in the property.

7. Keep beds made in all bedrooms. Keep dog’s toys and/or beds clean and organized. When you are showing, you may want to take your dog for a walk so that buyers feel comfortable in the home. Not all people are animal lovers.

8. Turn on lights, and make sure window coverings are open to create a light, and open and inviting appearance.

9. Be sure windows and mirrors through-out the home are clean.

    This is great advise for any Newport Beach home owners who are considering listing their property. Of course the best thing they can do is call you first to see what the value of their home would be.
