Single Property Websites | An Effective Marketing Tool?

Single property websites are a popular method of marketing that real estate agents offer to prospective sellers. There is much to consider with respect to single property websites. Many will outsource a property website to be built and then that domain and content is shared with the seller, and the seller thinks the site is beautiful. Right? There are many factors to consider about a single property website, and these are considerations that should be taken into account when looking at other property websites.

  1. Will the property have a custom domain name? Such as 123AnyStreetintheUSA.com (as an example of a street number and name – and I did check to see if that domain is taken, and it apparently is not). I have used the street number and name, as that is one way in which the property will be found. I have also used more generic names such as CoastalOCHome.com which is a great way to describe the Orange County area, and especially if the property is located in close proximity to the beach. I do think it is important to have a custom domain name. I also use a sign rider so that a potential home buyer can pull it up on their smart phone to view the current photos of the property. The property website should be mobile friendly also, meaning that it will show up on someone’s iPhone or Android device.
  2. What content is on the site? Is there community information? Community information as well as proximity of property is important information for a potential buyer. Is there a Google Map on the site so they can click to see the location? Also, professional photography is highly recommended and presents so nicely. A detailed written description of the area and property should also be included.
  3. The property website should be optimized with key words about the area.
  4. Professional photography, and I personally like it to be in a specific order so that a buyer can get an idea about the lay out of the home.
  5. Video -is a very important tool to use. And utilizing real video as opposed to stitching still photos together is more professional and illustrates the property. With regards to music, I usually use it, but on low. I am not a fan of music, and when I click on a video tour with loud blaring music and nothing else, I will mute it or click away.
  6. Lastly, will it be found? That is THE most important consideration here. Websites are like grains of sand on the beach (there are a LOT of them). If no one is going to find it, then what is the point. Hire a Real Estate agent that will help that site get found to get the maximum exposure for your house. The website is NOT just for the seller, it is so the buyer pool increases and the property is presented in an optimal presentation.
