Newport Beach Top Ten Deals of the Week 11.21.2009

The Newport Top Committee met yesterday and reviewed price changes and new listings that are well priced for the area. One of our findings was that many properties have had price adjustments in the past two weeks.

The top ten best deals are standard sales or REO properties. We look at new listings, price adjustments, price per square foot and create a list of approximately ten properties to “make the list”.

The following is the list of Newport’s Top Ten best deals:

Corona del Mar, California

Priced at $1,250,000

This home has a gourmet kitchen which will be appreciated by someone who enjoys spending time in the kitchen. If you are a kitchen person, you must see this home in Corona del Mar. This home in Corona del Mar has had a  price reduction of $225,000 earlier in the month. This is one of the best priced condo’s in the Village on the south side of Coast Highway with an Ocean View. Price per square foot is $625.

I recently joined a committee with two other Realtors in Newport Beach where we review new listings, price changes to determine the 10 best deals in Newport Beach. And then we post them to share with you. Many consumers are truly looking for great deals, and here is your opportunity peruse these properties in Newport Beach and Corona del Mar.

The criteria is however, no short sales. The top ten best deals are standard sales or REO’s. We look at price per square foot and create a list of approximately ten properties to “make the list”. This week, there are 13 in the top ten.

The following is the list of the top ten:

5 Rue Deauville, Newport Beach $1,799,000

  • This property just had a price reduction from $1,995,000 and is now priced at $444.86 per square foot.

401 Seaward, Corona Del Mar $699,000

  • Recent price reduction from $729,000 and now priced at $499.29 per square foot.

2705 Fifth Ave, Corona Del Mar $795,000

  • Two bedroom condo in CDM re-done in 2007.

2651 Bungalow, Corona Del Mar $799,000

  • Lowest priced condo in Sailhouse, great two bedroom condo priced at $584.49 per square foot.

61 Jasmine Creek, Corona Del Mar $949,000

  • Three bedroom, three bathroom property in highly sought after Jasmine Creek. There are three swimming pools & spas and six tennis courts, and it is located near the clubhouse.
