This has been an incredible January with home sales improving in the Newport Beach real estate market. Homes are definitely selling, and we are seeing multiple offers on homes. Buyers are showing confidence with this recent surge of activity. This is fantastic for our Newport Beach home sellers.

In January, 2012, there were a total of 82 homes which went into back up status, 30 changed to pending, and there were 50 sales.

Of the Newport Beach homes referenced above, 39 were distressed (indicating either a short sale, foreclosure, or NOD), 18 were pending, and 15 closed escrow. With respect to the January, 2012 sales in Newport Beach, 30% of the closed listings in Newport Beach were distressed sales.

Newport Beach Short Sale Market Update | December, 2011

The Newport Beach real estate market has both foreclosures, and short sales for sale . The definition of a short sale is when a bank or lien holder lender agrees to accept a discounted payoff on a loan balance as a result of either economic or a financial hardship on the part of the mortgagor.

There are more short sales for sale in the Newport Beach area than foreclosures. In November, there is one active REO listing in Newport Beach. That is down from November, when there five listings. The short sale market in the Newport Beach area has many consideration. There are both back up and pending status, and some of these short sales may not get approved by the lenders. If that is the case, then the property may go back to the bank.

The bank also wants fair market value for the property and will go great lengths in order to obtain information. A bank may request more than one BPO (broker price opinion) and obtain independent appraisals.

In Newport Beach, there are currently 47 active listings, 33 in back up, 14 pending, and there have been two sales during the month of the December, 2011.

Listings are up +2 since November, 2011
Back Up is up +5 since November, 2011
Pending sales are up +10 since November, 2011
Sales are down -2 since November, 2011

The absorption rate is for one month is generally not a trend, as it shows a fairly high absorption rate.

In general, the inventory of short sales is up from prior month, and for the year there were 124 short sales sold in comparison to 2010 when 100. In my opinion, the absorption rate will remain a stable to a buyer’s market. Buyers in general perceive short sales as the best “deals” out there. However, as I stated above, banks want fair market value for the property.

Newport Beach Bank Owned Property | Market Update, December, 2011

Newport Beach REO home buyers usually face the challenge of competing with multiple offers on the properties. Also, Newport Beach REO home buyers are competing with cash buyers as well.

Newport Beach currently has an inventory of REO or bank owned homes. Currently, there is one active listings, four in back up, four pending, and there have been six sales Newport Beach bank owned sales in December, 2011.

Listings are down -4 since November, 2011
Back Up is the same since November, 2011
Pending is the same since November, 2011
Solds are up +2 since November, 2011

There has been a total of 55 REO sales in Newport Beach in 2011, compared to 61 REO sales in 2010.

There is a low absorption rate of the REO property as you can see on the graph. These properties move quickly as buyer’s perceive them as the best deal. Keep in mind when buying an REO property – they are purchased “as is”. Also, remember that the bank will want fair market value and go to great lengths to obtain that value, including obtaining several BPO (broker price opinions) and appraisals.

In my opinion, the absorption rate will remain low, as the inventory of the REO properties is so low.

Lido Island Homes for Sale in Newport Beach | Market Report December 2011

Lido Island in Newport Beach is a beautiful community of homes in Newport Beach which is actually an island. There is a bridge going to Lido Island, or Lido Isle as it is also referred to as. Lido Island has bay front homes and many of these homes have slips available for their yachts.

Lido Island has community tennis courts for the exclusive use of the Lido Island residents, and also has the Lido Island Yacht Club, and there is sailing for the children during the summer months.

Currently, there are 21 active listings on Lido Island in Newport Beach, three in back up (one is a short sale), and there were two sales during the month of December. The only distressed property listed on Lido Island in Newport Beach is the short sale which is in back up status.

Granville is a guard gated golf course community in Newport Beach right on the Newport Beach Country Club golf course. The Newport Beach Country Club is a private country club, and has a beautiful golf course. The community of Granville is located right along the golf course, and there are both upper and lower units. The upper units features sweeping golf course views, and do have partial ocean view as well. The lower units actually open onto the golf course. Granville in Newport Beach is a community of approximately 67 homes.

Balboa Island in Newport Beach is a man made set of three islands in Newport Beach and they include the main island, the little island and Collins Island. Collins Island in Newport Beach is a gated community and has only 8 homes located on it. The homes on Collins Island have incredible views of Newport Harbor. Balboa Island is a highly sought after area of Newport Beach.

Are you looking to visit Balboa Island in Newport Beach, then you can take the Balboa Island Ferry which makes a very short passage from the Balboa Peninsula in Newport Beach. It is about a 3 or 4 minute trip, but well worth it. The ferry transports three autos, bicycles, and pedestrians. The beauty if living on Balboa Island is enjoying the bay life style and a quick trip over to the Balboa Peninsula takes you to the sandy beaches and waves.

Currently, there are 15 active listings, 1 is in back up, 2 are pending and there were three sales in the month of December, 2011. The sales have increased from the prior month.

In my opinion, the stable market will continue and we may see a positive trend towards a seller’s market with the declining inventory and the increase in sales.

Newport Shores Market Update – December, 2011

Newport Shores in Newport Beach is a great beach community of approximately 440 homes located on the west side of Newport Beach. In Newport Shores, there are both single family homes and there are condos, and duplexes as well.

The community of Newport Shores has a community pool, clubhouse, tennis court, sand volley ball court and basketball court for the residents of Newport Shores in Newport Beach.

Currently, there are 5 active listings in Newport Shores in Newport Beach, and there is one other active listing which is not in the MLS at 233 Canal Street being offered at $1,400,000. In December, 2011, there were no sales, and only one back up property. All of the active properties are standard or equity sales, and the back up property is also a standard sale.

Market absorption is still considered a buyers market in Newport Shores in Newport Beach.

The following graph represents the number of units sold by year since 2002 with the average median price by year. In 2011, in Newport Shores, a total of 14 homes were sold. That is up from 2010 by four. Of the 14 homes sold in Newport Shores, six were distressed sales. That is up by two from 2010 where there were four distressed sales of a total of 10 sold.

However, in 2011, the median price increased as you can see in the graph below. The median price is very close to 2004 pricing.

Based upon market trends, and the fact that there is such limited inventory for sale in Newport Shores, I believe that the market will remain a seller’s market. And because there continue to be standard or equity sales which is currently the majority of listings.

Balboa Peninsula in Newport Beach | Market Update | December, 2011

Balboa Peninsula is a beautiful area in Newport Beach with bay front as well as ocean front homes. There are both Newport Beach condos for sale, and Newport Beach single family homes as well. The Balboa Peninsula in Newport Beach is a great place a highly sought after area to reside in Newport Beach. The residents on the Balboa Peninsula live in this area for the lifestyle, as it is very easy to either walk to your destination, or to ride your bike to your Peninsula location. Enjoy shopping and dining on the Balboa Peninsula in Newport Beach.

There is a brand new Pavillion’s grocery store at 32nd Street, in Newport Beach, Chipotle, and some boutique shops at 32nd Street. Also there are many restaurants including El Ranchito, and Ho Sum Bistro just to name a few. If you are looking for more upscale dining, then you might consider Ocean Front 21 located by the Newport Beach Pier.

The Balboa Peninsula is home to the Pavillion in Newport Beach.

Currently, there are 68 active listings (including condos and single family homes) on the Balboa Peninsula in Newport Beach. That includes both condos and single family homes. Only one of the active listings is a short sale, all the others are standard sales. Since December 1, 2011 there have been 2 sales on the Balboa Peninsula in Newport Beach.

Of the active listings on the Balboa Peninsula, six of the active are condos, and one of the pending sales is also a condo. All the others properties for sale are single family homes. Additionally, of all the active, back up, pending and solds, only one is a short sale, all other are listed as standard sales.

Linda Isle is a beautiful guard gated community located in Newport Beach. There is a guard gate, and a bridge to get onto the island. Linda Isle is shaped like a horse shoe and all the homes are designed to be bay front. Linda Isle in Newport Beach is a yacht’s man dream location with bay front homes and incredible bay front views.

The architecture on Linda Isle in Newport Beach is varied, and the bay front homes are incredible.

Currently, there are 11 active listings on Linda Isle in Newport Beach, and there was one sale in November, 2011. All of the active listings are standard sales, with the exception which is owned by a relocation company.

One month is generally not a trend, however the absorption rate is fairly high over the past one year and it indicated it is a buyers market.
