The Castaways in Newport Beach | Market Update | April, 2012

The Cape Cod style homes located in the Castaways homes in Newport Beach have beautiful design and architecture. The school district for the residents of the Castaways is Newport Mesa Unified School disrict, and th schools are: Mariners Elementary School (which is a highly coveted school), Ensign Middle School and Newport Harbor High School. Ensign Middle School and Newport Harbor High School are located in very close proximity to the Castaways in Newport Beach.

There are four active listings in the Castaways in Newport Beach, and two in back up status which is a short sale, and there were no sales in the month of April, 2012.

The Castaways is a beautiful Newport Beach gated community. The homes are on the front row have ocean and bay views.

The absorption rate remains low on the Castaways in Newport Beach. Homes are selling with a two month absorption rate.

The average sales price for the homes sold is $1,845,000 with the price per square foot of $479.85.

Sea View in Newport Beach is a guard gated community which is located in Newport Beach. Seaview is located in the Eastbluff area of Newport Beach. There are 199 homes in Seaview in Newport Beach and which were were originally built in 1976. There are five original floor plans in the Seaview original development, however many of the homes have been upgraded and remodeled so the floor plans and lay outs may be different. These Newport Beach homes are single level, so that the view homes are able to maintain their ocean and Catalina Island view.

Lido Island in Newport Beach is a beautiful community of homes in Newport Beach which is actually an island. There is a bridge going to Lido Island, or Lido Isle as it is also referred to as. Lido Island has bay front homes and many of these homes have slips available for their yachts.

The bayfront homes located on Lido Isle in Newport Beach have incredible views of Newport Harbor. Many of these homes do have slips, however there are some that do not.

Currently, there are 25 active listings on Lido Island in Newport Beach, 4 in back up status (two property in back up are short sales), and 3 pending sales, and 2 sales for the month of April 2012.

The average sales price for the past one year on Lido Island in Newport Beach is $2,316,277 with a price per square foot of $791.60 which is an increase in price per square foot from the prior month.

Newport Shores in Newport Beach is a highly sought after beach community located in Newport Beach. Newport Shores has approximately 440 homes located on the west side of Newport Beach. In Newport Shores, there are both single family homes and there are condos as well, and duplexes. Newport Shores is surrounded by a canal and there are canal front homes in Newport Shores on Canal Street, Canal Circle and 62nd Street in Newport Beach.
