The Village in Corona del Mar

The Village in Corona del Mar is a charming area of the city located off Coast Highway. Corona del Mar literally means “crown of the sea”. It is a highly sought after area, and offers many neighborhoods including the Village.

Corona del Mar has street names in alphabetical order named after flowers such as Begonia, Carnation, Dahlia, Narcissus and Poppy just to name a few. These are the streets that are located in the Village. It is a very desirable area because the residents can walk to dining and shopping at their leisure.

In Corona del Mar, there are both single family residences as well as condo’s which are typically front and back units. With tree lined streets, and walking distance to Coast Highway, the Village in Corona del Mar is a highly sought after area to reside in and search for Corona del Mar homes for sale.

Ocean Boulevard is a particularly beautiful area and many of these homes have sweeping panoramic views of Big Corona as well as Newport Harbor, and the Newport Peninsula. On a clear day, you can see Catalina Island. Towards the end of Ocean Boulevard, there is a park called Look Out Point and it offers spectacular ocean views. Many people just come to sit and watch the sun set in this incredible area.

On the south side of Coast Highway, there are currently 42 active listings which are single family residences. The property at 2520 First Avenue in CDM is priced at $995,000 and it is the lowest priced home in this area of the Village. The highest priced is at $38,000,000 located at 401 Avocado. Below is the view from this property.

One of the most highly sought after areas in Newport Beach include Balboa Island, which consists of three islands that are located within Newport Harbor. There is the main island, the little island and Collins Island.

Balboa Island has very beautiful homes, both bay-front and located on the streets that are all named after semi-precious stones.  Some of the the bay-front homes may include a dock for different sized boats depending upon where the home is located. One of the best ways to enjoy the island is walk the island on the boardwalk on both the main island and the little island. You will see many people walking, jogging, and walking their dogs. Also, located on Balboa Island is the Balboa Island Ferry which was originated in 1909. The Balboa Island ferry is a three car ferry which transports vehicles, people and their bicycles to and from Balboa Island and the Balboa Peninsula. It is a brief journey, but enjoyable just the same.

Balboa Island is divided into three islands. The  main island which has 1187 homes, the Little Island which is located across the Grand Canal has 229 homes. Collins Island which is located of the main Island has 8 homes. The streets of Balboa Island are named after Semi-precious stones including Abalone, Amethyst, Crystal, Jade, Onyx, Sapphire, and Coral to name a few which creates more charm in the area as seen in the photo above. The main street which you enter Balboa Island is Marine, and there are many shops and restaurants to enjoy located right along Marine Avenue. Most of the residents use golf carts to cruise around the island. Below is a photo of Marine Avenue on Balboa Island.

The history of Balboa Island is very interesting. William Collins, who was from Pasadena, California began dredging a channel on the north side of Newport bay and deposited the sand and silt on tide lands that would eventually become Balboa Island in 1908.  As a result of piling up the silt and sand on the tide lands, this was the beginning of Balboa Island.

During this same time period, there were lots that were being offered for sale in the amounts of $350.00 to $750.00. Of course, the highest price lots were the ones that were located on the bay and waterfront. However, even though these lots were being advertised, many of the original lots were sold for as little as $25.00.

Balboa Island in Newport Beach was considered a place to go for summer vacations. Many of the Balboa Island homes did not have heaters, so these homes were used during the summer months, and many were often closed up for the winter. Tourists and families came to visit Balboa Island during the summer months and enjoy the climate in Newport Beach.

The growth of Balboa Island was slow initially, however in 1916 Balboa Island officially became part of the the City of Newport Beach.

Joe Beek who was also part of the initial development of Balboa Island.  In 1919, Joe Beek obtained the first contract for a ferry between Balboa Island and Balboa Peninsula. The first car that was transported on the Balboa Island Ferry was in 1920, and it was for a fee of .10 cents.  Joe Beek’s ferry boat was called the Joker, and the original capacity was two cars. The ferry is still in existence and t here are three 64 foot ferries, that have the capacity to carry three automobiles. Also, many bicyclists and pedestrians can ride for a fee as well. The ferry drivers are very skilled particularly during the summer months when Newport Harbor can be incredibly busy with the Newport Harbor boat traffic. It is a great way to travel from the Peninsula to the Island and enjoy the beauty of the Newport Harbor on the brief journey.

Balboa Island was also a place that was frequented by many celebrities. In fact, in the 1920’s and 1930’s, there were many movies that were filmed on Balboa Island. James Cagney officially purchased Collins Island in 1938 and then later sold in 1948.

There are some wonderful activities to enjoy on Balboa Island from swimming, kayaking, sailing, boating and fishing as seen below here.

Currently, the lowest priced home on Balboa Island is listed at 1305 Park is listed for $1,095,000, and the highest priced home is listed for 9,995,000  at 3 Collins Island. There is a consistent charm on Balboa Island. Balboa Island is a very desirable place to live in Newport Beach.

Cameo Shores is located in Corona del Mar, and is on the on the ocean side of Coast Highway. Cameo Shores hasapproximately 170 homes. There is a beautifully hardscaped entry to Cameo Shores located at the entrance to Cameo Shores. The homes in Cameo Shores are all terraced to maximize the view overlooking the Pacific Ocean. There is only one street at the top where the homes do not have the ocean views. There are height restrictions on how high they can be built so that the home owner’s can maintain their views.

Many of the homes in Cameo Shores  in Corona del Mar provide the illusion of being see through. With a court yard type of entry, typically these homes have large windows to see the views right as you walk in.  As I stated before, when the homes were originally built in the 1960’s, they were all one story. Residents are able to maintain that height restriction, and now they are building down to maximize the square footage and living space because of the terraced lots.

Cameo Shores in Corona del Mar has a park called Roxbury Park for children and get togethers. There are three private beaches for the residents of Cameo Shores and Cameo Highlands  (which is located across the street from Cameo Shores).  The beach has beautiful rock formations that creates a very picturesque view.

The residents that live in Cameo Shores have attend school in Corona del Mar. The elementary school in the area is Harbor View Elementary, and Corona del Mar High School is both the middle and high school.

Collins Island  is located in Newport Beach and at the end of the main island of Balboa Island.  It is connected to the main island by a one way road. It does have a gate, so there is not direct public access to Collins Island. There are seven homes located on Collins Island.

 

Collins Island residents enjoy a private lifestyle in an unbelievable location. Located right on Newport Harbor, some of these homes have a panoramic view of Newport Harbor.

Newport Beach offers something for everyone, whether you want to live on the beach, the bay or ocean front, there is a neighborhood and lifestyle for everyone. Of course, the closer you get to the water, the pricier the real estate. Typically, the lots are smaller when you are closer to the water.

One of my favorite neighborhoods or areas in Newport Beach is Peninsula Point. Located at the end of the Balboa Peninsula, Peninsula Point is an elite area with beautiful homes. There are beach front homes and bay front homes. This is the area where the famous Wedge is located which is right at the end of the Balboa Peninsula. Typically, if there is a large swell, then many tourists flock to the Wedge to view the waves. I was there last summer, and the waves were huge – close to 20 feet. And amazingly so, there were body surfers, and surfers. The Newport Beach lifeguards were out in force.

There are beautiful homes in this area, and there is a park. There are tennis courts available for the residents of Peninsula Point. There are a few of the homes which have slips for their yachts. One benefit of this location is that it takes less time for the boat to reach the open ocean, as the jetty is just beyond the point.Peninsula Point bayfront home

There are cape cod style homes, and many of the homes in Peninsula Point in Newport Beach have been redone. This is a wonderful lifestyle as you can walk to bay at Newport Harbor or enjoy one of the finest beaches in Newport Beach. And of course the excitement of the Wedge is an added benefit. Many of the residents in this area ride their bikes or walk, and it is a close bike ride to Balboa.

The homes at Peninsula Point are also located on the sand. This is truly a unique location, and there is no boardwalk in front of these homes.

There is also a Park for the children to enjoy, and there are activities and birthday parties at the Park. There is also a Community Foundation of Balboa Peninsula Point.

Lido Isle was incorporated into Newport Beach in 1906. This was one of the first communities to be built with underground utilities. Now the other communities in Newport Beach are in the process of putting the utilities underground. Newport Shores in Newport Beach has been completed, Along Seashore, and part of the Balboa Peninsula, and Peninsula Point has begun the process.

In 1928, William Crittenden and an architect from Switzerland named Franz Herding developed a  plan for Lido Isle to be a Mediterranean themed residential area. The area was built with streets named after Lido of Venice, which is a beautiful resort on the coast of  Italy. Some of the names of the streets includedThe development utilized the names of Mediterranean cities, including Firenzie, Genoa, Mentone, Nice, Quito and Ithaca to name the streets on Lido Isle. The names of the streets on Lido have Via in front of them – for example Via Nice. Via means Latin road.

Lido Isle has approximately 873 home sites on the island. There is the Lido Island Yacht Club which is a club available for the residents of Lido. Also, there are private tennis courts and private beaches located on the bay for the residents to enjoy. It is an area which encourages out door activities including a junior sailing program. During the summer months, many of the children utilize the Lido Isle Yacht Club for swimming and enjoying the Newport Beach climate. Below is a photograph of the Lido Isle Yacht Club.

Many of the homes on Via Lido Soud and Via Lido Nord have boat slips. And Newport Harbor is one of the larger harbors in the country. It is ideal for both power yachts and sailors.

Lido Isle is truly a unique area and offers an incredible lifestyle.

Chapman University in Orange, California was originally founded in 1861 as the Hesperian College.  Chapman College was renamed in1934 in honor of Charles C. Chapman. In 1991, it was renamed Chapman University. Chapman University is a beautiful college campus located in downtown Orange. The buildings have beautiful architecture. If you have not seen Chapman University, I would recommend taking a tour.

Chapman University is a private four year college that is located in Orange, California. It is located approximately 10 miles from Newport Beach and about the same distance from the John Wayne Airport.  Chapman is an  easy commute from Newport Beach or the surrounding communities. The address is:

Chapman University students live in the Orange area and there are dormitories and off campus housing. Downtown Orange is a charming community and with both dining and shopping located very close to Chapman University.

There is a  memorial to Charles C. Chapman, and the quote on the memorial says:  “I liken life before you . . . to that of a ship with its prow pointed toward the great ocean as it leaves the harbor for the distant shore. Storms may come, and they will for no ship ever sailed the seas but had to face the storm. If it is strong from keel to top, bow to stern, well maintained and intelligently directed, it rides the storm and goes on it’s way. So you will meet obstacles, storms. If you are strong in faith, clear headed, honest, trusting for divine guidance and with a character built on the solid rock, you will meet all troubles in your life victoriously.” (quoted by Charles C. Chapman).

Chapman University in Orange offers a variety of different majors including performing arts, business and economics, psychology, sociology, science, education, film, English, social sciences, humanities and history. Additionally, there is a pre-med program, and a pre-law major as well. Located on the Orange Campus, there is a Chapman University Law School which officially opened up in 1995.

The atheletics program at Chapman University include aquatics, aquatics (includes both swimming and water polo), soccer, volley ball, baseball, basketball, tennis, track and field and Lacrosse just to name a few. Last year in 2008, Chapman University completed construction on the  new Aquatics Center to promote their aquatics program. It is a beautiful center with stadium style seating.

Student activities at Chapman include a variety of activities, and there is a also a Greek system for the students to be involved in.

There are approximately 5300 students enrolled at Chapman University. The class sizes are smaller offering more one on one attention.

Chapman University is located in the heart of Orange County and there are number of activities for students residing in the area. Chapman is located about 10 miles from sunny Southern California beaches, close to Knotts Berry Farm, and Disneyland, and California Adventure. Students can definitely enjoy OC Lifestyle while attending Chapman University.
