The Newport Beach Film Festival will begin on April 26, 2012 and will run through May 03, 2012. This is the 13th annual Newport Beach film festival and it shows independent films from all over the world.

The films that are shown at the Newport Beach Film Festival may include features, documentaries and also animation. They are expecting over 51,000 filmgoers expected, films will be shown throughout the area. There are several Festival events will be held at Fashion Island including the Opening Night Gala.

Beautiful Fall Day in Newport Beach, CA

It is a beautiful fall day here in Newport Beach and the temperatures are cooler, but the skies were clear and Catalina Island was visible in the distance. I took my dog Patrick for a walk this morning to enjoy the beautiful weather, and the ocean was very calm and waves were small. There were surfers and stand up paddle boarders out enjoying this fantastic weather. They all appeared to be wearing wetsuits because the water temp is cooler.

I am hoping to try stand up paddle boarding soon, it looks like great exercise, and a way to just enjoy the beauty of the beach.

Balboa Island Ferry in Newport Beach, CA

The Balboa Island Ferry is a ferry which transports autos, pedestrians and bicycles to and from Balboa Island to the Balboa Peninsula. The Balboa Island Ferry has been in existence since 1919.

It is a short trip – literally taking just a few minutes but it is scenic just the same. Enjoy viewing the beautiful yachts in Newport Harbor as well as the stunning homes with line Balboa Island and the Balboa Peninsula.

Often times you will see sea life as well, such as seals. Also, view the Balboa Pavilion as well as the fun zone on the Balboa Peninsula in Newport Beach.

The Balboa Island Ferry drivers are very skilled navigating through the boat traffic especially during the busy summer months and the prevailing wind as well.

The hours of operation for the Balboa Island Ferry is as follows:

Regular Hours
Sunday through Thursday: 6:30 a.m. – 12:00 a.m.
Friday and Saturday: 6:30 a.m. – 2:00 a.m.

Summer Hours:
Daily: 6:00 a.m. – 2:00 a.m.

So whether you are visiting Newport Beach or you reside here, take the Ferry and enjoy the ride!!

Newport Beach Homes for Sale in Gated Communities

Newport Beach has a variety of different gated communities. There are a number of different communities including Big Canyon in Newport Beach, Belcourt in Newport Beach, Lido Sands, and Linda Isle. There are some condo communities in Newport Beach which are also gated including Villa Point, and Granville in Newport Beach.

These Newport Beach communities offer gated security for the residents. Some of the gated communities – such as Linda Isle also offer boat slips for the residents of the gated community.

All of the gated communities in Newport Beach will have an HOA or Home Owners Association. The Newport Beach gated community HOA will have rules and regulations each unique to that particular gated community. The HOA dues varyfrom community to community, and may cover landscaping and grounds maintenance for example. When purchasing a Newport Beach home for sale, an important consideration is what the HOA covers, and what is the home owner’s responsibility.

Balboa Island Market Update – Homes for Sale in Newport Beach

Balboa Island in Newport Beach is a man made set of three islands which include the main island, the little island and Collins Island. Collins Island in Newport Beach is a gated community and has only 8 homes located on it. The homes on Collins Island have incredible views of Newport Harbor. Balboa Island is a very unique and desirable place to reside in Newport Beach.

There are two ways to arrive on Balboa Island in Newport Beach, one is on the Balboa Island Ferry which makes a very short passage from the Balboa Peninsula in Newport Beach. It is about a 3 or 4 minute trip, but well worth it. The ferry transports three autos, bicycles, and pedestrians. The beauty if living on Balboa Island is enjoying the bay life style and a quick trip over to the Balboa Peninsula takesyou to the beach and waves.

There is a boardwalk around Balboa Island, and you will see people beginning their day by walking, jogging, or walking their dog around both the main island and the little island of Balboa Island in Newport Beach.

Currently, there are 27 active listings (all standard sales), two in back up, one in pending, and there were five sales in the month of August, 2011 – all the sales were standard sales.

In my opinion, the trend is from a buyers market to a stable market at this time. One year ago, the absorption rate was almost 8 months, and for the month of August it is now a 5.4 months making it a stable market.

The list price per square foot of the active properties listed for sale on Balboa Island in Newport Beach is $1068. The sold price per square foot for the month of August, 2011 is $981.82. Prices on Balboa Island in Newport Beach are holding their own, selling at a very close price per square foot as what they are listed at. The sale price versus list price is 93%, and the sale price versus original list price is 88%.
