I have recently purchased a condominium in Newport Beach with the help of Sharon Paxson, Newport Beach Real Estate Agent. I have only praise for the work she put in order for this transaction to be completed.
I had recently sold a rental property that was out of state and derived a financial gain that had a large capital gain tax attached to it. By the tax laws I only had forty five days to find a new rental property that would defer any taxes at this time. This is known as a 1031 exchange. The goal was to find a condo in Newport Beach in a narrow price range and area that I would find attractive enough not only as a rental but also as a possible future primary residence. This was no easy task. I viewed more than 40 properties from the multiple listings and with time running out (45 days to identify a property), Sharon put her thinking cap on and notified multiple real estate companies that she had a buyer that was requesting a particular area and price range and received several responses that were not yet listed. Well she did it. She showed me a dream property with in the price range that looked like a model home and was able to direct me to a lender and appraiser with the entire transaction closing in less than 30 days. This was no small task. She further introduced me to various sub contractors who acted quickly to get the property rent ready and the condo was then rented in two weeks with a strong tenant that was very financially qualified and the rest is history. The property was rented with six months of rent paid in advance before the first mortgage payment was due.
