Selling Your Newport Beach Home | Why a Home Doesn’t Sell
There can be many obstacles when selling a home and the following four points may be reasons why a home will not sell.
1. Not addressing deferred maintenance. Neglecting necessary repairs, and thinking that a potential buyer will not see them is not in your best interest when selling your home. You want to have the HVAC inspected, repair plumbing issues, replace torn screens. Keep in mind a buyer will have a home inspection and the home inspector will uncover issues that may make a buyer want to walk away.
2. Overpricing your property. This can be very emotional for sellers as they often think their home is worth more than the market value is. It is important to think like a buyer and to consider market value of recent comparable sales. You do not want to overprice and then keep lowering the price to keep up with the market. Price it right from the beginning.
3. Trying to sell it yourself. Keep in mind you would be screening everyone coming through the property, being available to show it, ensure that a buyer is qualified, then navigate the transaction should you get it under contract, managing the timelines, and making sure that it appraises if the buyer is getting a loan. Many FSBO properties are eventually listed with REALTORS® in order to get them sold.
4. Choosing the wrong agent. You want to make sure you are interviewing several experienced agents before selecting an agent. Choosing a Newport Beach real estate agent can make a difference. You want to make sure they understand the community and local area.
