12 Popular Neighborhoods in Newport Beach | Newport Beach Home Sales 2012

The following is a list of 12 Newport Beach popular neighborhoods and the home sales in 2012. It is not uncommon for Newport Beach home buyers to inquire about past trends in neighborhoods. Newport Beach is a very diverse community offering different lifestyles. Beach front, bay front, homes on the boardwalk, and ocean view condos, there is truly something for everyone.

1. Balboa Island is an area of Newport Beach which is made up of 3 islands including the main island, the little island and Collins Island.

Balboa Island  had 48 sales in 2012 with an average sales price of $2,193,144 and a price per square foot of $866.58.

2. Balboa Peninsula is a highly desirable area of Newport Beach. With bayfront and beach front homes and condos, this is a highly desirable area.

Balboa Peninsula  had 49 sales in 2012 with an average sales price of $2,331,170 and a price per square foot of $747.81.

3. Bayshores in Newport Beach is a guard gated community located off Coast Highway. Bayshores has 252 homes located in this gated community. Bayshores in Newport Beach features two private beaches, park, children’s playground, BBQ area and guest dock, making Bayshores one of the finest neighborhoods in Newport Beach.

Bayshores had 19 sales in 2012 with an average sales price of $2,817,894 and a price per square foot of $849.84. 

4. Big Canyon in Newport Beach is a combination of areas located within very close proximity to Fashion Island in Newport Beach.

The Big Canyon area had 43 sales in 2012 with an average sales price of $1,352,268 and a price per square foot of $484.01.

5. Bonita Canyon in Newport Beach is a guard gated community located in the Eastbluff area of Newport Beach. With 286 homes, and community area including pool, tennis courts, and parks for the residents, this is a highly sought after area.

Bonita Canyon  had 15 sales in 2012 with an average sales price of $1,716,718 and a price per square foot of $458.09.

6. Dover Shores in Newport Beach is a highly sought after area. For the purposes of this report, other builder tracts are included in Dover Shores including Harbor Highlands and Baycrest. People reside in this area as the children attend Mariner’s Elementary School in Newport Beach which is a Blue Ribbon School.

The Dover Shores  area had 78 sales in 2012 with an average sales price of $1,351,195 and a price per square foot of $508.96.

7. Lido Island in Newport Beach has 863 homes located on it, and many of the homes are bay front and have slips for their yachts. It is a highly sought after area. Walk to the beach and the bay, and enjoy beach living at it’s finest.

Lido Island  had 15 sales in 2012 with an average sales price of $2,458,126 and a price per square foot of $741.08.

8. Linda Isle in Newport Beach is another guard gated community in Newport Beach with 106 homes that are all located on the water. All the homes on Linda Isle are bayfront.

Linda Isle had 8 sales in 2012 with an average sales price of $3,603,750 and a price per square foot of $765.91.

9. Newport Crest in Newport Beach is a condo community located off Superior near Hoag Hospital, and close to beaches. Newport Crest has 460 condos in this tract. Many of these condos have incredible ocean views.

Newport Crest had 20 sales in 2012 with an average sales price of $526,925 and a price per square foot of $313.97. 

10. Newport Shores in Newport Beach is a very popular west Newport Beach community with approximately 440 homes located in it, and Newport Shores has a community area including a pool, tennis court and sand volleyball court.

Newport Shores had 19 sales in 2012 with an average sales price of $925,131 and a price per square foot of $594.39.

11. One Ford Road in Newport Beach is a guard gated community in the Eastbluff area. With gorgeous homes and community area for the residents, this is a highly sought after area.

12. The Port Streets in Newport Beach is an area which is referred to as Harbor View Homes in Newport Beach. The Port Streets in Newport Beach has over a 1000 home sites, and these homes were originally built in the late 1960′s to early 1970′s.

One Ford Road had 33 sales in 2012 with an average sales price of $1,918,573 and a price per square foot of $556.42.
